A strategic coastal development
The Las Dunas Club project is set to occupy a prime stretch of coastline within the Real de Zaragoza sector, a zone known for its low-rise residential character and remaining pockets of undeveloped land. The development is conceived as a mixed-use luxury resort, combining hotel services with branded residential units aimed at international buyers and long-stay tourism.
Although detailed architectural plans have not been fully disclosed publicly at this stage, the project is expected to include high-end hospitality facilities, wellness amenities, landscaped green areas, and direct beach access—features typical of branded coastal developments along the Costa del Sol.
The approval process
The urbanisation licence granted by Marbella Town Hall authorises the initial phase of land development works, including infrastructure planning and preparation of the site for construction.
This type of licence is a key regulatory step in Spanish urban planning, confirming that the proposed development complies with local zoning regulations, environmental requirements, and urban infrastructure standards. It does not necessarily mean immediate construction begins, but it enables developers to move forward with detailed execution plans.

Location and context
The project site its within Real de Zaragoza, part of Las Chapas, an eastern coastal extension of Marbella known for its sandy beaches and relatively less dense urbanisation compared to central resort zones.
Over the past decade, this area has become increasingly attractive to luxury developers due to its scarcity of beachfront land, proximity to Marbella’s urban core, and strong demand from international property investors.

Economic and urban impact
Supporters of the Las Dunas Club development argue that it will bring high-end tourism infrastructure, job creation during both construction and operation phases, and increased fiscal revenue for the municipality.
However, large coastal developments in Marbella often generate debate around issues such as coastal saturation, environmental pressure, traffic infrastructure, and the long-term preservation of remaining natural beachfront spaces.
Given that Real de Zaragoza contains some of the last significant undeveloped coastal plots in the eastern part of the municipality, the project is likely to be closely watched by both urban planners and local residents.
With the urbanisation licence now approved, the Las Dunas Club project moves into a more advanced stage of planning and technical development. The next phases will typically include final project execution approvals, contractor selection, and phased construction scheduling.
If completed as envisioned, the development will add another high-end branded residential resort to Marbella’s evolving luxury real estate landscape, reinforcing the city’s position as one of southern Europe’s most active markets for premium coastal property.
